Selling Your Home - The Process!

1. Arrange for a valuation of your property from one of our experienced local Market Advisors. Receive free, honest advice on what your property is worth and what we can do to help you best achieve this.

2. List your property with us! Our Market Advisor will take photographs, measurements and produce your Sales brochure and put you online and in our windows.

3. Accompanied viewings – Unable to do your own viewings or simply just prefer to have an experi- enced Agent show your home to the client? Andrews Estates offers this service at NO extra cost!

4. The Offer – The exciting bit! All our Sales Consultants are trained to negotiate the best possible price for you and are always on call for you should you need advice when considering your offers.

5. Sale Agreed – A lot of Agents switch off at this point but we understand that this is only half the battle and we will be on hand every step of the way through the Conveyancing process.

6. Instruct Solicitors – Both the seller and buyer instruct Solicitors and this should be done as soon as possible. Should you need recommendations – speak to a member of staff at your local branch.

7. Property information Pack – Your solicitors will ask you to fill this in to better enable them to prepare a draft contract for your buyer and answer future enquiries. Once filled in – this should be returned to your Solicitor right away.

8. Draft Contract issued to the buyers solicitor.

9. Survey - at this point your buyer should already be sorting or starting to organise their finances for the purchase. If buying with a mortgage, the Lender (Bank) will likely instruct a Surveyor to survey your property. (Some Lenders will first wait for the mortgage to be approved before instructing survey) Generally the Survey should happen within the first 2-3 weeks.

10. Searches – Your buyers solicitors will apply for their searches – water, drainage, local authority and environmental (to name but a few).

11. Enquiries – This is where any questions raised will be answered by your solicitor, often using information supplied by you.

12. Exchange of Contract – Once all enquiries are satisfied the final contract is drafted and approved and at this point the buyers finances will be arranged and they will put down their deposit. Upon Exchange of contracts the contract becomes binding between you and your buyer and a Completion date is set.

13. Completion – Hurrah! This is the final step and on day of completion the monies are transferred between parties and the keys are handed over - You’ve sold your home!
